The entire staff at J. Francis is great - they are professional, good listeners, good communicators, and skilled. They take pride in their work and it shows. They finished the project on time! The Project

What a difference a foot and a half makes!

The original kitchen space had a cramped U-shaped design with an out-of-scale island. By bumping 18 inches into the 3 car garage, we were able to maintain the symmetry of the space and incorporate two independent yet functional islands.

Another design flaw was the placement of the built-in pantry. It was located too far away from the kitchen to be useful and it created a bottleneck into the family room. Removing the pantry gave the open plan feel the homeowner was looking for and a perfect place for the family table. We were able to create a bar area with under counter refrigeration here as well. We relocated the pantry to an under-used corner closer to the kitchen and fashioned a very functional drop off zone just outside the garage entry for phones, bags and mail.

The existing sink area sat below a shed roof with skylights that unnecessarily competed with the main ceiling line. We unified the ceiling level and kept the skylights with tunnels that now disperse the natural light throughout the kitchen space.

This small expansion into the garage provided enough space to fit larger appliances, such as a 48” rangetop, a 48” refrigerator and 30” wall ovens, which function better for this growing family. The second island provides an eating area and a secondary sink and dishwasher.

Not only did they gain more cabinet and counter space, now the work zones are better defined allowing the homeowner uninterrupted prep and cooking space.
